In general terms Cornerstone Equity, and its affiliated companies, is a real estate re-developer specializing in re-developing commercial and residential properties. Although we have completed projects throughout the Denver metro area and even in neighboring states and although many of our projects have been “Fix and Flip” strategies, the main corporate emphasis is re-developing small commercial income producing properties and holding these properties. Our current portfolio consists of thirteen properties, most of which are in Downtown Old Aurora (see pictures of current portfolio properties). Our strategy dictates that we only get involved in properties that can be purchased and re-developed and maintain a 50% loan to value ratio. All portfolio properties must also have at least modest positive cash flow.

Approximately nine years ago Cornerstone Equity Principal Doug Adams was instrumental in the creation of the Original Aurora Art’s district. Since that time we recognized the strategic significance of this area because of the re-development of Fitzsimons Medical Center, Stapleton and Lowry Air Force Base. This golden triangle of development surrounds the Original Downtown Aurora area and has led to significant increase in property values in this area for more then a decade.

Both Doug Adams and Cornerstone Equity Principal Michael Rasser are very well known throughout the Aurora city government as the main small developer in this area. We have worked very closely with all the main Community Development divisions.

We work closely with city officials in the identification of strategic properties and are quite often tasked by these officials to attempt to purchase a property just so it can be properly re-developed. Quite often our city contacts bring perspective tenants to us so we can develop a property specific to their needs.

We feel very strongly that the Downtown Original Aurora area is a perfect area to concentrate our efforts and resources and that its resurgence will mimic what has happened in other parts of the metro area. As of three years ago, the majority of our emphasis has been on acquiring properties in this specific area. The opportunity however, to acquire reasonably priced property in this area and enjoy the most extreme appreciation will only continue for the next few years.
